Columbus was never too off base on pricing for the downturn in the housing sector. If you purchased in 2006, 2007, or early 2008 - you still saw a brief dip in your value if you tried to sell in 2010 or early 2011.
So, 2010 finally started to come back in the 4th quarter. Certainly, the home buyer credits helped - but we've seen a large increase in buyers looking in the more luxury markets (which includes tipton lakes). For example, in 2009 - there were 14 homes sold between 250K and 400K in tipton lakes. In 2010, that same figure is 19 and in 2011 it jumped to 21. The biggest increase is in the 600-700K price point for 2011 with 5 sales over 1 for 2010. That said, these figures are MLS realtor figures and don't take into account any homes transferred by owner. Year ending for 2011 - the Columbus market is up nearly 11% Volume is up, prices are up, but inventory is down. As of 12/1/2011 - inventory is nearly 100 units less than this time last year. That's a significant decrease. True, selling slows down from Thanksgiving to Christmas, but the inventory levels are very low. I'm guessing that in some price points that it will roll over to a seller's market at Tipton Lakes later this year.
Good marketing, excellent pictures, and intense internet presence are what sells homes in this changing market!
